When you are remodeling a small bathroom, there are several factors that can cause the cost to increase.

Below are some broken down costs to consider for a small bath remodel that you can add up as a quick guideline.

• Demolition: $850-$2,500
• New drywall & patching: $450-$1,500
• New tub/tile shower walls: 1200-$4,500
• Hot mop: $450
• New tub: $90-$750
• New floors: $450-$1,800
• New toilet: $80-$250

Keep in mind that although the average small bathroom remodel here in Los Angeles costs around $3,500 to $9,500, you really need to determine your goals. Are you going to live in the home for years to come, or you plan on selling in a few years? If it’s a home you are going to stay in, then you may want to consider buying higher quality materials for long term.

For a complete remodel, you will likely pay $70 /sq. ft. for low-end fixtures with DIY labor, and up to $250 /sq. ft. for high-end fixtures installed by a licensed contractor.

According to an annual construction cost survey by Remodeling Magazine, a mid-range remodel of a 5×7-foot bathroom averages $14,109 – $18,864 for an upscale expansion of a 5×7 bathroom to 9×9-feet within the existing house footprint.

The biggest cost associated with a half bath to full bath here in Los Angeles, is the plumbing relocation. This can cost $1,200-$5200.

The other cost are the finishes, which can range from $2,000 to $12,000 for high end materials.

Be cautious of contractors using scare tactics to stop your bathroom remodeling project, due to discovering mold.

This is a very important question. You need to be very cautious of how much your contractor is requesting up front. He can only ask for $1,000 or 10% – whichever is less than the full amount.

He can then asked for a progress payment once he/she delivers the materials onsite.

The bottom line for your protection, is you want to with hold at least 30% till the end.

Do not pay 50% deposit or the entire balance upfront.

We get asked this question all the time inside our Twin Home Bath Showroom. We pride ourselves on helping our clients design a bathroom of their dreams.

But if your set on using a designer, we have seen and worked with bathroom interior designers that charge fees like this:

• The average cost of hiring a designer to assist with your bathroom remodeling project is $3,000-$4,000. Basic design services can run lower, at $1,400-$2,000.
• To get only a design plan with no specific prices on specific items included, the average cost is $2,500-$3,000.
• The added price of getting quotes for actual treatments, features, or pieces is an extra $1,500-$2,200.

Many designers also offer one-time consultations in which they can advise you on what design ideas may be best for your bathroom. The cost of such consultations is generally $225.

When your talking about a one day remodel, this is typically the three wet walls.

These can range from $5,200 for a Koehler product, all the way up to $10,400 for all the bells and whistles using our hi-tech polymer and/or tile.

The average costs here in Los Angeles we’ve seen to hire a professional to retile a bathroom floor, including materials and labor, is about $10-$40/sq foot.

Removing existing tile can cost an additional $200-$800+ and repairing any damages underneath the old tiles can cost anywhere between $1,000-$5,000+, depending on the amount of dry rot, mold and framing work.

This can depend on a few factors, for example: single family house or a condominium, installing fixtures to copper or galvanized pipes, what type of fixtures you are installing.

The average for a tub/shower valve with easy access is about $550. More challenging ones can cost up to $1,800.

Twin tip: Always factor in another 10-15% for surprises

Converting a tub to a shower can range from $5,800 to $12,500. The range is dictated on plumbing, location of bathroom, tile vs acrylic vs fiberglass, tile & plumbing.

Bath Planet, a BCi product cost can range from $7,200-$14,000. Plumbing, shower doors, walls, accessories like soap dishes, soap caddies, bench seat, lighting and window trim all play an important factor in costs.

Luxury bath technologies sells a BCi product as well, and they just opened a year and a half ago. We have seen their prices range from $8,500-$18,000.

You want to make sure that your agreement is very detailed, make sure that your contractor has everything line itemized. You can even put language like *This price will not exceed ___* and state your amount.

Make sure you put a penalty clause in your contract in the event he fails to complete the project when he says he will. For example: A $200.00 fee per day for every day he’s past deadline.

This will keep him on his toes to make sure he stays within the time frame. No contractor likes giving money back.
