    The Possible Cause

    When we arrive, we run several tests and 75% percent of the time, it’s a water proofing issue.  Meaning, water intrusion from sprinklers system, rain water, or irrigation, going through the concrete footings of the home.   Overtime they may no longer take the absorption of water. In that event, water seeps through the structure, possibly growing mold affecting the homes indoor air quality, and causing water damage to the interior . Most homeowners are shocked when we discover the issue.  In fact, sometimes they are in disbelief that would be the cause. Most of the time homeowners believe its a underground water pipe leaking.

    The Possible Solution

    The general solution is to identify the total affected area of the homes exterior and interior, by excavation, and thermal imaging equipment.  Once identified, the protocol is strategically set in place to prevent this from happening again .
    Most of the time its best to excavate and expose the entire exterior of the concrete footings all the way down to the starting point.  The exposed concrete is then cleaned, and prepared, to install the proper protectant material directly on the surface.  My personal opinion, is to use the best application made of a rubberized membrane material.  This tends to be much more of a superior product and will not decay from the environment.

    Twin Tip

    Keep all water away from the home by pouring concrete sloping away from the home,  or add drainage systems around the home to collect residual water.  Be sure to turn the sprinkler heads away from the structure.
