We get asked this question all the time here at The Twin Plumbers: Are slab leaks covered under homeowner’s insurance? The answer is possibly!
Slab leaks can be a devastating incident, especially when water damage or mold has occurred. We recently arrived to a Los Angeles home where a slab leak had caused some expensive hardwood flooring to buckle and separate the base molding from the walls. This incident caused a severe type of damage that can be extremely pricey to repair or replace. If there ever was a time to utilize your homeowner’s insurance policy, this is it!
When filing an insurance claim, the first thing you want to look at is damages to your home’s structure, your personal belongings, your deductible and your overall policy coverage. Believe it or not, we encounter many property owners who have never filed an insurance claim! As a rule of thumb, we always suggest you reach out to your agent to provide you some information on what your plan covers and what it doesn’t.
If you have a high deductible, you first want to see what the repairs are going to cost—if it’s below your deductible, then paying out of pocket makes more sense. If your deductible is low, (under $500) and the repairs far exceed that, then you should file a claim if you have the coverage.
What really determines coverage in most policies is a sudden incidental loss, meaning if the leak just occurred usually within 4 to 7 days. Most claims get denied if it’s considered a long term leak, as the adjuster will report it as negligence on the property owner for not maintaining the system.
