crawl space is a narrow, open area beneath the floor of your home and the ground. This unfinished section provides access to electrical, plumbing, and other utilities. It also exists to encourage airflow throughout the house. Unfortunately, crawl spaces are not often sealed well, especially in older homes, and are one of the trouble spots when it comes to leaks.

What Are the Signs That My Crawl Space Is Leaking?

When water has invaded the area, we refer to this as a crawl space leak. Water remaining can lead to many problems since the moisture has nowhere to go. Some of the most common signs which indicate your crawl space is leaking are:

    • musty odor. A dank smell is usually one of the first symptoms. You may notice this coming directly from your crawl space, or you may catch traces of a reoccurring odor in your home that you can’t place.
    • Water damage. If you notice cracks or stains on the walls of your crawl space, it’s a sure sign that water is getting in. Sometimes, the floors inside your home may begin to warp or buckle.
    • Mold and mildew. If your crawl space is exposed to high humidity and doesn’t have the ventilation to dry out periodically, mold and mildew can develop.

What Causes Leaks in a Crawl Space?

A few things which cause crawl space leaks are:

  • Leaking pipes, either within the crawl space itself or nearby.
  • Sewer backups. Sewer systems may be overwhelmed by heavy rains or become clogged by tree roots or debris and backup due to the blockage.
  • Improper land sloping. If the land isn’t graded correctly, rainwater will flow into the crawl space instead of away from it.

Can I Test for Crawl Space Leaks Myself?

Yes, you can do some initial testing yourself. However, because materials in crawl spaces can be hazardous, make sure to wear the proper personal protective equipment and have adequate ventilation.
